Why seek assistance from a Lawyer?

Once your property has been identified, the Lawyer draws up a "deposit contract" which allows you, upon payment of a deposit, to block the sale of the property for a certain period of time, necessary for customary checks on the property, and obtaining, if necessary, a real estate loan.


The Lawyer then carries out the necessary checks for the buyer both to inform him and to reassure him about the situation and condition of the real estate he plans to buy (verification of the existence of mortgages, charges tax, town planning charges, the use of property, future or possible changes of use, etc.)


The Lawyer also takes the necessary steps to obtain, depending on the status of the buyer, a Foreigners Identification Number (NIE) or a Tax Identification Number (NIF). This administrative formality is mandatory for the purchase of real estate by a foreigner not resident in Spain.


The Lawyer is responsible for preparing and gathering the necessary documents to allow the Spanish Notary to draw up the deed of sale.


Finally, the Lawyer is responsible for rereading, validating and negotiating the deed of sale in the best interests of the buyer.


The specialized lawyer is the intermediary between the buyer, the seller, the Notary, the Spanish tax administration, and possibly the bank and all other parties such as sworn translators.
